New target

In recent years, the Venetian rental market has undergone significant changes, due to the influence exerted directly by tourism and indirectly by all its structures (accommodation, bars, theaters, shops, etc.).

In addition, Venice is increasingly becoming a reference point for art, culture and education, and there are now many offers of Master and specialization courses lasting a few months (from 3 to 6 months) from both the IUAV and Ca' Foscari Universities and from private structures.

All these trends have led to the growing demand for a new form of rent with an occupancy period ranging from 2 to 6 months, which for many owners can be the ideal compromise between tourist rental (two / three days) and long rentals (from 12 months upwards).

If you are interested in this new form of rent or if you like to receive more information, do not hesitate to contact us.

FAQ about contracts registration

The tenancy contract is registered in electronic way using the appropriate platform of the “Agenzia delle Entrate”, allowing the operator to register directly from his PC; the time can vary according to the amount of work, from a couple of days to about a week. When registration is made you will receive an e-mail stating that your contract has been registered and ready to be picked up at our Real Estate Agency.
The deadline is 30 days from the date of execution or the starting date (if earlier).
The registration tax is equally divided between the landlord and the tenant, on the other hand stamp duties are the sole responsibility of the tenant (a stamp duty of 16 euros every 100 lines of contract).

On the contrary, regarding the contract submitted to the so-called Cedolare Secca (alternative to the ordinary tax regime, which can be chosed by the landlord) these charges are not present.
