Who should pay the registration of the tenancy contract?

The registration tax is equally divided between the landlord and the tenant, on the other hand stamp duties are sole responsibility of the tenant (a duty stamp of 16 euro per 100 lines of the contract).

Instead, regarding the contract submitted to the so-called Cedolare Secca (alternative to the ordinary tax method, which can be chosen by the landlord) these charges are not present.

What is the deadline by which you must register the tenancy contract?

The deadline is 30 days from the date of execution or the starting date (if earlier).

How long does it take to register a tenancy contract?

The tenancy contract is registered in electronic way using the appropriate platform of the “Agenzia delle Entrate”, allowing the operator to register directly from his PC; the time can vary according to the amount of work, from a couple of days to about a week. When registration is made you will receive an e-mail stating that your contract has been registered and ready to be picked up at our Real Estate Agency.

Photographic service

How to request the service?

At the moment that we are given the task of selling or renting a property, a photographic service will be organised by our staff.

When will my photos be published?

Once the photographic service has been concluded a choice of the best photos will be made, which will then be corrected digitally. This is crucial for best representing the lighting, contrasts and layout, as well as sometimes being utilised to remove details that are about to be changed (for example, the removal of a kitchen window that will shortly be altered).

Once everything is ready, the set of photos can proceed to the SEO phase (the acronym for Search Engine Optimisation, the optimisation of research on the web) of each single photo, which are then inserted into the various real estate websites and successively in the printed publications.

The average time for the realisation of a photographic service to the publication phase is around ten days. This might be slightly longer in extremely busy periods.
